One of our flagship projects, the Warner Bros. Discovery Global HQ exemplifies our approach. This 375,000 RSF, LEED-certified transformation reimagines a historic cast-iron and terracotta landmark in Manhattan’s Flatiron District. Located at Park Avenue South and 19th Street, the 13-story building blends timeless architectural charm with cutting-edge workplace design. We led the project’s program and design management, partnering with an amazing team of architects, engineers, specialists and contractors. The result: a people-focused, agile HQ featuring a landscaped rooftop, new penthouse, café, wellness center, and over 100 interior planters contributing to 3,500 SF of lush biophilic design. The project achieved a 35.92% reduction in indoor water use and received WELL Platinum certification — reflecting our mission to make the old great again, sustainably and with purpose.
